A substantial landholding in an established Plimmerton industrial precinct could favourably position a new owner-occupier ahead of the wave of new residential development proposed for the wider area.
Suitable for businesses requiring large yard space such as those in the engineering, bulk storage, and contracting sectors, the 15,512sqm Industrial-zoned site at 11-23 Ulric Street is set back from the road and is accessed by a dedicated driveway.
The largely-bare and underutilised site will be sold with a portacom amenity block connected to all services, and there is holding income in place from the sitting tenant on a month-to-month net lease, with details available to prospective purchasers. Composting New Zealand is a supplier of compost, soil, and aggregate to the lower North Island and the firm has four branches from Wellington to Whanganui.
The property is being marketed by Simon Butler and Fraser Press of Bayleys Wellington Commercial, via a tender process closing Wednesday 2nd July, unless sold prior.
A scarcity of flat industrial land on the southern side of Transmission Gully should drive interest in the property, says Butler.
“Finding industrial sites with any scale in northern Wellington close to the CBD and Porirua city is a mission, and this is the largest platform of land in the area available for occupation.
“Currently used as a landscaping supplies yard, the site offers ample space and flexibility for a new owner to utilise all or part of the area for yard-based operations or storage, with the property also having inherent land-banking or subdivision potential."
With immediate access onto SH59 connecting north and just a short drive from the Transmission Gully interchange linking Porirua to Wellington the wider region, Plimmerton is a popular coastal suburb and lies within the identified Northern Growth Area where greenfield land has been earmarked for development.
“The broader area is primed for significant residential growth in the medium term so businesses looking to leverage projects intended to address the housing shortfall in the Porirua area will recognise the advantages that the Ulric Street property can offer,” says Press.
“Plimmerton Farm aims to deliver more than 1,000 homes, a commercial area, retirement village, and school while the Mt Welcome project at neighbouring Pukerua Bay is targeting 900 houses and accompanying infrastructure.
“Industrial land supply is tightening and demand is lifting from occupiers and developers north of Wellington, with Plimmerton being a strategically-located node that may have flown under the radar for many looking to position themselves conveniently within the growth corridor.”
Other businesses in the immediate area include Everiss Civil, Tuohy Homes, Freeway motor home specialists, with many smaller operators working out of the nearby Northpoint business park.
