An expansive multi-tenanted office-and-warehouse property anchored by a leading provider of health-and-safety solutions is up for sale in Onehunga.
The facility sits with extensive frontage and multiple access points in an imposing position at the corner of Beachcroft Avenue and arterial Church Street.
Its more than 3,800-square-metre net lettable area is fully leased to workplace health-and-safety specialist Site Safe, Harvey Norman, and Māori community health provider Mahitahi Trust.
The leases will return new owners a net rental income of $793,904 plus outgoings and GST per annum, with built-in rental growth.
The property at 92 Beachcroft Avenue, Onehunga, Auckland, is being offered for sale through James Valintine, Sunil Bhana and James Hill of Bayleys South Auckland.
It will be sold by deadline private treaty closing on Thursday 19 March, unless sold prior.
Valintine said the upcoming sale was a rare chance to secure an investment property of such scale in the heart of Onehunga’s tightly held commercial and industrial precinct.

Harvey Norman occupies the lion’s share of the lettable area, an approximately 2,195-square-metre clear-span, bayed warehouse and 132-square-metre office, with onsite parking, on a current lease that runs through to March 2027 with a further five-year right of renewal.
Harvey Norman is an Australian-based multinational retailer of furniture, bedding, computers and consumer electrical products. As of 2025, ASX-listed Harvey Norman Holdings had more than 300 company-owned and franchised stores across Oceania, Europe and South-East Asia.
Site Safe’s approximately 1,012-square-metre Beachcroft Avenue premises combine two levels of offices and a heights training facility/warehouse, along with 40 car parks. The lease runs through to 2030.
Established in 1999, Site Safe is New Zealand’s leading health-and-safety solutions provider, a not-for-profit membership organisation with a mission to improve the health-and-safety culture of New Zealand’s construction industry.
Some 521 square metres of office accommodation with eight car parks is occupied by Mahitahi Trust on a current lease that runs to 2030 with a further three-year right of renewal.
The trust provides integrated tikanga Māori support for individuals and families facing mental health and addiction issues.
Bhana said Business – Mixed Use zoning under Auckland’s unitary plan offered flexibility over future uses of the site.
“This zone provides for a wide variety of predominantly smaller scale commercial activities as well as long-term potential for residential development,” said Bhana.
Hill said the surrounding Onehunga precinct was well-established as a vital commercial location roughly midway between Auckland’s city centre and airport.
“With easy access to key routes including the Southwestern and Southern motorways, this precinct sees perennial demand from businesses that value connectivity with neighbouring suburbs, major employment and distribution hubs, and across the wider region.
“The combination of location, infrastructure and amenity makes Beachcroft Avenue a highly desirable position for industrial and commercial-focused occupiers,” said Hill.
