The modern, purpose-built Taupō outlet of a Fonterra-owned rural supplies retailer is being marketed as a potential cash cow for new owners.

The more than 3,600-square-metre site for sale sits at a prominent corner on arterial Spa Road. It is fully occupied by Farm Source, a business owned by New Zealand global dairy giant Fonterra.

The lease offers new owners a net rental return of $239,391 plus all outgoings and GST per annum, with regular market rent reviews.

Farm Source is New Zealand’s largest retailer of agricultural supplies to dairy farmers, with 65 stores nationwide providing the likes of fencing, machinery, animal health and shed supplies, as well as technical advice.

Its current lease at the Spa Road outlet runs to 2029 with further rights of renewal, if exercised, extending to 2037.

The approximately 894-square-metre building with a nearly 200-square-metre canopy sits on 3,670 square metres (more or less) of freehold land.

The property at 185 Spa Road, Taupō, is being offered for sale with an asking price of $4,480,000 plus GST (if any) through Gary Harwood and Lisa Christensen of Bayleys Taupō.

“This modern large-format farm supplies outlet is designed and purpose-built for operational efficiency and customer convenience,” said Harwood.

“The building encompasses a spacious retail area and customer lounge, a manager’s office and administration office, staffroom, toilets, chemical lockup, a warehouse office, and bulk store.

“The premises are well-maintained and have an initial seismic assessment of 100 percent of new building standard, offering peace of mind for new owners,” Harwood said.

The building is supplemented by a secure yard and plenty of onsite parking, with access from Pihanga Street for both small and bulk customers and exit via Spa Road.

Christensen said the property enjoyed a high-profile street presence supported by around 35 metres of frontage to Spa Road, a key route connecting State Highway 1 to Taupō’s town centre.

“This ensures visibility and exposure to a busy stream of passing traffic as well as excellent accessibility from within Taupō and the surrounding rural hinterland,” Christensen said.

The Spa Road property straddles the Mixed Use and General Residential zones under Taupō’s district plan, bordering an expansive residential catchment in the northern part of the town.

Harwood said the area’s desirability was evidenced by the variety of established businesses and amenities that call it home.

These include Taupō Bungy and River Cruises, AC Thermal Baths and Taupō Events Centre, along with local shops, a kindergarten, secondary school and Farmlands Rural Supplies.

“Properties here are always in demand due to their prime exposure, strategic location and handy access to both the East Taupō Highway and town centre.

“As a high-profile, nationally tenanted property in this location, 185 Spa Road is a standout investment underpinned by attractive returns and potential for future growth,” Harwood said.
